SPATIAL HETEROGENEITY IN HOUSING MARKET: ANKARA METROPOLITAN AREA

Advanced statistical models have been widely used in real estate valuations for various purposes over the last fifty years, and hedonic approaches with their simple easy interpretable features are still most popular among these models. However, spatial heterogeneity autocorrelation two major of housing markets, traditional regression cannot reflect locational effects into model sufficiently. This study employs a Geographically Weighted Regression (GWR) to explore metropolitan area market city Ankara. By applying Gaussian kernel weighting function adaptive bandwidth based on cross-validation approach house listing dataset, it is found that GWR fit data better than ordinary least squares which mostly ignore effects, there market. Explanatory power parameter estimations non-stationary geographical area. The variations coefficients variables depicted map supported correlations between prices attributes as well.
